THE HOME BUYING PROCESS – WHAT YOU CAN EXPECT FROM JANINE

HERE ARE THE MAJOR STEPS INVOLVED WITH BUYING A HOME

  • OBTAINING A MORTGAGE PRE-QUALIFICATION LETTER FROM A LENDER
  • PROVIDING JANINE WITH A 2 PAGE BUYER’S FINANCIAL INFORMATION FORM (BFI)
  • SEARCHING FOR A HOME TO BUY AND TOURING HOMES WITH JANINE
  • SUBMITTING AND NEGOTIATING AN OFFER – SUCCESSFULLY
  • SENDING THE SELLER’S BROKER AN INITIAL DEPOSIT -LESS THAN 1% OF PURCHASE PRICE
  • FORMALLY APPLYING FOR A MORTGAGE & ORDERING AN APPRAISAL
  • INSPECTING THE HOME – BY A CERTIFIED HOME INSPECTOR & LOCAL MUNICIPALITY
  • NEGOTIATING ANY INSPECTION ISSUES & ADJUSTING THE PRICE IF APPROPRIATE
  • SENDING THE SELLER’S AGENT A 2ND DEPOSIT – ABOUT 2% TO 3% OF PURCHASE PRICE
  • USING A TITLE COMPANY TO INSURE YOUR PURCHASE FROM TITLE DEFECTS
  • OBTAINING THE RESULTS OF THE HOME APPRAISAL – NEGOTIATING CHANGES IF ANY
  • OBTAINING “HOME OWNERS ASSOCIATION” DOCUMENTS IF THERE IS AN HOA
  • OBTAINING HOME INSURANCE
  • CONDUCTING A FINAL WALKTHROUGH, A DAY OR TWO BEFORE SETTLEMENT
  • ATTENDING A FINAL SETTLEMENT MEETING AT THE TITLE COMPANY-CAN BE REMOTE

 

HERE IS WHAT YOU CAN EXPECT FROM JANINE

  • I WILL COMMUNICATE WITH THE SELLER’S AGENT REGARDING ALL ISSUES BETWEEN YOU AND THE SELLER. THE BUYER & SELLER DO NOT COMMUNICATE OR EVEN MEET BEFORE SETTLLEMENT
  • I WILL EXPLAIN THE IMPORTANT LEGAL TERMS OF THE AGREEMENTS OF SALE
  • I WILL IDENTIFY, COMMUNICATE WITH AND COORDINATE ISSUES WITH THE
    • LENDER
    • SELLER’S AGENT
    • TITLE COMPANY
    • HOME INSPECTION COMPANY
    • HOME INSURANCE COMPANY
  • I WILL MAKE SURE YOU MEET ALL LEGAL DEADLINES WITH ALL PARTIES
  • I WILL COORDINATE ALL SETTLEMENT ISSUES WHEN YOU “CLOSE”
  • I WILL SUPPORT YOU FOR TWO YEARS IF ANY LEGAL ISSUES ARISE AFTER SETTLEMENT. THE BUYER & SELLER HAVE TWO YEARS TO INITIATE LEGAL ACTIONS IF THEY FEEL THEY HAVE BEEN LEGALLY INJURED.
