We have used these strategies for many years to sell attractive homes in good condition. Here are some of the strategies which we use …
- “Coming Soon” listings – Homes can appear on the local Multiple Listing Service up to 21 days before the first “Showing” is allowed. During this period buyers can receive promotional material with the goal of highlighting the great features of the home and the first day it will be available to tour.
- The list price for the home is selected to attract multiple offers which helps to negotiate a final price that is usually above the estimated market value of the home.
- A short “2 day” showing period – Buyers are notified that the home being sold will initially only be available on the first Saturday and Sunday for showings.
- A well defined submittal Date – Buyers are notified that all offers must be submitted on the 3rd day … Monday
- Final decision date – Buyers are told the final decision regarding the offer to be selected will be made at the end of the 3rd day or on the 4th day.
- Sellers are often encouraged to ask for a post-settlement “lease back” period even if it is just for one week. This removes the stress of everything coming together by the settlement date … like moving all furniture by the day before settlement
- If an acceptable offer is not received by day 4, further showings are scheduled to put minimum pressure on the seller. It is NOT necessary to keep your home ready for showings all day, every day.

I obtained my initial real estate license in 1990 (not local). During my career I also was an investment analyst, a bank officer responsible for acquisitions and a senior manager of an international software company that delivered financial solutions for Internet merchants. I also managed the construction and maintenance of commercial office parks and commercial facilities where I dealt with contractors of every discipline. I have also lived abroad and traveled extensively which helps me to better understand the needs and desires of people from various cultural backgrounds. I focus on the suburbs of Philly with special emphasis on Chester, Delaware and Montgomery County but I also have clients in the city and the state of Delaware.
